A pool is one of the larger investments you'll make in a property — and unlike a sofa, you can't return it if it's built wrong. A leaking shell, an undersized pump or a contractor who vanishes after handover can cost more to fix than the original build. After more than three decades building pools across Pakistan and the UAE, here are the ten questions we'd want a client to ask any contractor before signing.
How long have you been building pools — and can I see finished ones?
Ask for real, completed projects you can visit or verify, not just renders. A contractor with years of delivered work has solved the problems a newcomer hasn't met yet. (See our portfolio.)
Do you handle civil AND MEP, or subcontract it?
Pools fail at the seams between trades. A team that owns both the structure and the mechanical/electrical/plumbing works is accountable end-to-end — no finger-pointing when something leaks.
Is the quote itemised?
A one-line "pool: X" quote hides where corners get cut. Insist on a breakdown: excavation, shell, finishes, MEP, approvals, landscaping. It's the only way to compare bids fairly and avoid mid-project "extras".
What approvals are needed, and who obtains them?
In the UAE that means DEWA, Dubai Municipality and Civil Defense; in Pakistan, local building consents. The contractor should manage these. Skipping approvals to save time creates problems that surface exactly when you try to sell.
What equipment brands do you install?
Pumps, filters and automation are the heart of the pool. Ask for specific brands and models, and why. Cheap unbranded equipment fails early and is hard to service — you pay twice.
What's the realistic timeline?
A concrete pool takes weeks, not days. A contractor promising an unusually fast build is either cutting curing time (a structural risk) or overpromising. Ask for a stage-by-stage schedule.
How is payment structured?
Payments should track milestones — not a large sum upfront. A reasonable deposit followed by stage payments protects you and signals a contractor confident in their delivery.
What warranty do you offer — on structure and equipment?
Get it in writing, and understand what voids it. A serious builder stands behind the shell for years and passes through manufacturer warranties on equipment.
Do you offer maintenance after handover?
The best outcome is a contractor who also services what they build — they know the system and have skin in the game. Ask about service plans before you commit.
Who is my point of contact?
You want one named person accountable for your project, reachable during the build and after. If you can't get a straight answer to "who do I call?", that's your answer.
