"How much will a pool cost me?" is the first question nearly every UAE villa owner asks us — and the honest answer is it depends. But that's not helpful when you're trying to budget. So, drawing on 100+ MEP pool works delivered across Dubai, Abu Dhabi and Sharjah, here is a realistic 2026 breakdown of what drives the price and the ranges you can plan around.
A note on numbers: the figures below are broad planning ranges in AED for a private villa pool. Your final quote depends on the exact design, site conditions and finishes — the point here is to show you what you're paying for, so no line item surprises you later.
The five things that move the price
Size & depth
The single biggest driver. A compact plunge pool (around 3×5 m) sits at the entry level; a family pool (8×4 m) is mid-range; a large or deep pool with a diving zone climbs quickly because of extra excavation, concrete, water volume and running costs.
Construction type
Reinforced concrete (gunite/shotcrete) pools are the UAE standard for durability in our climate and ground conditions — they cost more upfront than prefab shells but last decades and allow any shape. Overflow and infinity designs add a balance tank and extra plumbing, so they carry a premium over a standard skimmer pool.
Finishes & tiling
This is where budgets swing most. Plaster and standard ceramic sit at the low end; glass mosaic, natural stone coping and premium imported tiles can double the finishing cost. It's also the part you see and touch every day, so it's worth investing where it counts.
MEP & equipment
Pumps, filtration, heating/chilling, automation, lighting and the plant room. In Dubai's climate many owners add a chiller to keep summer water usable and a heater for winter — these are real, recurring costs, not optional extras. Better equipment costs more but slashes running bills and breakdowns. (See our Dubai pool MEP guide.)
Approvals & site works
DEWA, Dubai Municipality and Civil Defense approvals, plus landscaping, decking, fencing, safety barriers and any pergola or shade. On tight or sloped sites, access and excavation add cost. A compliant build costs a little more — an uncompliant one costs far more to fix.
Ballpark ranges (2026)
| Pool type | Typical planning range (AED) |
|---|---|
| Small plunge / cocktail pool | From ~55,000 |
| Standard family pool (skimmer) | ~90,000 – 180,000 |
| Overflow / infinity pool | ~180,000 – 350,000+ |
| Large / bespoke resort-grade | Quoted per project |
Ranges are indicative for planning only and exclude landscaping extras; a site visit gives an accurate figure.
Don't forget running costs
- Electricity — pump and (if fitted) chiller/heater are the biggest ongoing cost. Efficient variable-speed pumps pay back fast.
- Water & chemicals — top-ups from evaporation, plus sanitiser and balancing.
- Maintenance — a service plan keeps water safe and protects your equipment warranty. Neglect is the most expensive option of all.

A pool is a long-term asset. The cheapest quote rarely stays cheapest once you factor in running costs, repairs and resale value. Build it right the first time, with equipment and approvals that hold up — and it pays you back every single day.
